Innovative Housing Meets Retail: Ben Shaoul’s Thrive Living Breaks Ground in Baldwin Hills

In an unprecedented development move, Thrive Living, led by Ben Shaoul, has embarked on constructing a unique mixed-use project in Baldwin Hills, Los Angeles. This groundbreaking endeavor will feature a Costco Wholesale store with 800 residential units perched above it.

Ben Shaoul, founder of the Los Angeles-based Thrive Living, is steering this project on a 5-acre plot at 5035 West Coliseum Street. The site, previously occupied by View Park Community Hospital, has stood vacant since 2021. Thrive Living’s plans aim to revitalize the area with a modern blend of retail and residential space.

The innovative project will feature 184 apartments designated for low-income families. Unlike many developers, Ben Shaoul’s Thrive Living is taking a distinct approach by privately funding the construction, bypassing traditional government subsidies or tax credits for affordable housing. This strategy sets a new precedent within the real estate industry.

Designed by Orange-based AO, the building will be constructed using prefabricated modular units. These units will be manufactured off-site to ensure efficiency and precision, then assembled on location. Renderings reveal a design with stylish gray and brown trims, complete with inset balconies and windows that promise a contemporary aesthetic.

The development is set to include multiple amenities aimed at fostering community interaction and providing recreational opportunities. Residents will enjoy access to five courtyards, a rooftop pool, sports facilities, and areas for community events such as movie nights and classes.

In addition to the residential aspect, the development will benefit from its strategic location across 5060 Obama Boulevard, where Ben Shaoul’s Magnum Real Estate Group acquired the Baldwin Hills Shopping Center last year.

This project is poised to redefine urban living, marking a significant milestone for Thrive Living and Ben Shaoul’s team as they move towards a completion date in early 2027.
